1. Booking Deposit & Earnest Money
Once you decide to purchase a property listed on ACM, you must deposit an earnest money booking fee (typically between 1% to 3% of the total purchase price) to secure the property and temporarily withdraw it from the active sales market.
2. Refund & Forfeiture Policy
Following the receipt of the booking deposit, the transaction is governed by these parameters:
Buyer Deficits
If the buyer decides to withdraw from the purchase, fails to secure financing, or does not complete payment within the agreed schedule, the deposit is forfeited.
Seller Deficits & Legal Flaws
If the seller cancels the sale or if legal ownership checks (such as title deed discrepancies or encumbrances) fail, the deposit is refunded 100% to the buyer.
3. Agency & Brokerage Commissions
Successful transactions facilitated by ACM are subject to standard agency commission rates:
- Sales Commission: 2% of the final agreed sale price, payable upon signing the deed transfer or final sale contract. (Typically paid by the seller, unless agreed otherwise in writing).
- Rental Commission: The equivalent of 1 full month's rent for lease agreements of 1 year or longer.
4. Payment Protocols
All transactions are calculated in Myanmar Kyats (MMK). Payments can be processed securely via bank transfers (KBZ, CB, AYA, UAB) or mobile payment services (KBZPay, CBPay). Cash settlements must be transacted at our North Dagon main office witnessed by a certified legal officer.
