1. Acceptance of Terms
By accessing and using the platform operated by Aye Chan Myay Real Estate Co., Ltd. (ACM), you acknowledge that you have read, understood, and agreed to be bound by these Terms of Service. If you do not agree, please discontinue use immediately.
2. Scope of Services
ACM provides property listings, marketing, real estate brokerage, consulting, and home loan referral services linking buyers/sellers with reputable financial institutions in Myanmar.
Account Creation
Certain features require user registration. You must provide true, accurate, and current contact details. You are solely responsible for protecting your account credentials.
Intellectual Property
All listings, descriptions, photographs, virtual tours, graphics, and codebase layout are protected by copyright owned exclusively by ACM. Unlicensed distribution is prohibited.
3. Disclaimers & Limitation of Liability
While ACM endeavors to verify all properties, listings are provided under the following disclaimers:
- Property details are for informational purposes. Buyers are highly recommended to conduct site visits and independent inspections.
- Home loan approval is entirely subject to the criteria of partner banks (KBZ, CB, AYA, UAB, etc.). ACM does not guarantee loan disbursement.
- Estimated prices, currency exchange rates (USD/Lakhs), and local tax structures are illustrative and subject to change.
4. Governing Law
These Terms of Service are governed by and construed in accordance with the laws of the Republic of the Union of Myanmar. Any legal disputes shall be settled in the competent courts of Yangon, Myanmar.
